An ADU that could be mistaken for a Parisian vacation home. This former garage got a true makeover to become a home any renter would be thrilled to live in. The original low sloped roof was removed and replaced with a sky high roof, making the space feel larger. Every inch of this ADU was built with intention, maximizing functionality and charm. The homeowners intend to use this space for passive rental income to supplement their future retirement plans. The team at Mayberry Workshop are no strangers to designing beautiful ADUs, so it’s no surprise to see them as a nominee once again.

A returning champion! ADU4U Limited was the builder behind 2022’s top voted ADU of the Year, and they’re back again with another show stopper. The black modern exterior is already turning heads as its second floor peeks from the backyard, but don’t let the darkness fool you. The interior of this ADU feels like a light luxury retreat. With sleek finishes, clever storage solutions, and an open layout that maximizes natural light, it’s a masterclass in modern design. The ADU is used for friends and family. All other times, it serves as a short term rental, and an income generator for the property owners. The downstairs provides a double garage for the property owners and a single bay garage for optional use by the ADU occupants. A yoga studio/home office with powder room gives the homeowners additional personal space, even if the ADU is occupied.

This 100-year-old, deteriorating, termite-ridden garage was begging for a transformation. This homeowner was already renting rooms in her main home as a way to build community and supplement her income. Planning ahead, she wanted to keep the community thriving but maintain privacy, so transforming the ADU into a stunning livable space was an obvious decision. A lot of people opt for grey interiors for versatility and ease, so when we see someone go outside of the box to add color and texture, we have to give kudos. The masterminds behind this garage conversion ADU opted for Douglas Fir wainscoting to bring warmth and coziness to the interior, crowned by clerestory windows at the peak of the vaulted ceilings to bring an incredible amount of light to the space.

Small touches like a murphy bed, bay window, and corner banquette make this ADU a truly multi-functional space.

Bonus points to the striking red door and curved detail of the pop-out, a true nod to mid-century style.

With a sleek, minimalist facade featuring arched black-framed glass doors and soft stucco finishes, the exterior is a perfect blend of modern and Mediterranean-inspired design. The private courtyard, flanked by lush greenery and a contemporary slatted fence, creates a peaceful entrance for homeowners and guests. The open-concept living area is filled with natural light, thanks to large sliding doors and a skylight overhead. Polished concrete floors and wood cabinetry bring texture and depth. This homeowner credits Maxable’s ADU educational content for helping them get on the right path to turn their vision into reality!

Another ADU that’s not afraid of color! This ADU features sage accents throughout, creating a cohesive space that evokes a feeling of warmth. The arched doorway and chevron flooring add a whimsical touch, making this ADU feel like a charming cottage retreat. Can we give an extra special shoutout to this bathroom?! The floral wallpaper accent wall pairs exceptionally well with the soft colored tile flooring which was thoughtfully installed in a unique pattern.

An ADU that screams classic California coast living. This poolside one-bedroom ADU is a perfect example of maximizing small spaces to feel open and airy. Sky high vaulted ceilings and strategically placed skylights flood the space with natural light, making the ADU feel much larger. Double sliding doors add to the effect by seamlessly connecting the indoor living area to the outdoor poolside patio, creating a true indoor-outdoor flow that’s quintessential to California living.

The project had some challenges (historical neighborhood, sewer distance, etc) but the end result was 100% worth it. Upon entering, you’re greeted by a cozy, well-appointed space where wood flooring neutrals and other natural textures create a relaxed coastal vibe. Classic details like shaker cabinetry lend a timeless touch, while sliding glass doors open to a small private outdoor area. At the other entrance, a pergola-covered entryway adds character and shade, setting the tone for this serene retreat. Thoughtful details throughout make this ADU feel both welcoming and practical, offering the perfect balance of indoor comfort and outdoor charm.

The first floor features a semi-finished storage area, providing an ideal solution for those requiring extra storage now, with the flexibility to transform the space into a fully finished area in the future. If this contest was all about best use of space, this ADU would be our #1 contender. This 298 sq. ft. ADU, nestled by the pool in a Sacramento backyard, showcases the adaptability of ADU design to meet both practical and personal needs. The homeowners envisioned this ADU as a comfortable and accessible home for their elderly parent, allowing them to stay close to family while enjoying their own independent living space. Thoughtfully positioned by the pool, this ADU transforms a previously underutilized area into a compact, efficient, and inviting home that enhances the property’s functionality.

This ADU pulls all out all the stops: garage conversion, above garage construction, and JADU all on a lot less than 4,000 sq ft. How? Let’s break it down. This unit originally was just a garage. Then it was converted into a JADU and reinforced for a second floor. Then they built a separate full-sized ADU on top of that. What a great use of space! The exterior features clean sleek lines and black railing and window accents, making this a modern spectacle that fits right into San Diego’s coastal landscape. The purpose behind project reminds us of another past ADU winner. The bottom JADU will be used for the homeowner’s 94-year old mother. It’s been designed with a larger bathroom for accessibility. The second floor ADU will serve as a rental for passive rental income. We love a project with versatility!
